You want a position in Northern Beaches development without running a site. We run the site. You take a defined position in a defined project. Nothing is pooled, nothing is blind.
Project-by-project, not a fund
A pooled development fund asks you to trust a manager with money that will go somewhere, eventually. We do the opposite. Every opportunity is one site, with one address, one feasibility, one set of contracts and one exit plan. You see all of it before you commit. If you do not like the site, you wait for the next one.
What you see before you decide
- The site. Address, LMR status, zoning, width, constraints, the approval pathway.
- The feasibility. End values from comparable new product, build cost from our builder's current rates, every cost line, a downside case.
- The contracts. Land contract and terms, build contract, consultant appointments.
- The structure. How the position is held, what your entitlement is, when and how it is paid.
- The exit. Sale strategy, agent, timing, and what happens if the market moves.
What we do
Everything after the decision. Site procurement, approvals through Approval Hub, the build through our own builder, finishes through Reno Build, finance introductions, and the sale. Builder, approvals and sales in-house means fewer handoffs and fewer places for a project to leak time.
Reporting through the build, not just at the end
You get a project update at each milestone: approval, settlement, demolition, slab, frame, lock-up, fit-off, completion, sale. Photos, program status, cost position. If something moves, you hear about it when it moves. Not at settlement.
Nine milestones, nine updates; the sale is the only one most funds ever report on.
The live pipeline
We run a pipeline across Frenchs Forest, Forestville, Balgowlah and Belrose. At any time there are sites at assessment, sites in approval, sites under construction and sites at sale. Capital partners come in at a specific point in a specific project, with terms written for that project.
What this is not
It is not a guaranteed return. Development carries real risk, including the risk of loss. End values can fall, builds can run long, approvals can stall. We show the downside case for exactly that reason. Capital partner opportunities are not an offer of securities to retail investors and are available only where permitted under the Corporations Act. Get your own independent advice before committing to any project.
Who it suits
People who understand property, have capital to deploy over a defined project timeline, and want the exposure without the job.
